What is a residential property manager?

A residential property manager, also known as a managing agent, is responsible for maintaining and enhancing the operational success of residential properties. This can include anything from a single residential building to a large, multi-block estate.


In addition to overseeing day-to-day operations and ensuring that all communal facilities —both indoor and outdoor— are well maintained, a residential property manager is also responsible for identifying ongoing opportunities for improvement. They play a key role in ensuring building safety and sound financial management. A good residential property manager will maintain a healthy reserve fund and ensure the service charge budget is transparent and accurate.

Our residential property management services include: 

  • Arranging regular health and safety and fire risk assessments of the communal areas and arranging any follow-up work required.
  • Liaising with contractors to ensure residents are kept updated on the progress of maintenance and repair works.
  • Providing information to residents in a timely and transparent manner.
  • Responding promptly to resident service enquiries via phone, email, and our customer portal.
  • Providing residents with access to My Home – our online customer account that lets them manage their property anywhere, anytime.
  • Preparing specifications for works (such as cleaning, window cleaning and gardening) and arranging the tendering of maintenance contracts.
  • Conducting regular property inspections and site visits, and actioning improvements.
  • Arranging ad-hoc repairs and managing contractor/supplier performance.
  • Working with specialist advisors such as building surveyors and engineers.
  • Providing out of hours emergency support. 
  • Managing on-site staff (where applicable). 
  • Ensuring regulatory compliance in line with industry guidelines and relevant legislation.
  • Liaising with third parties, such as local authorities, fire safety officers, neighbouring property owners, developers and community groups.
